The challenge. A long-term hoard across an entire three-bedroom house, with blocked rooms and an anxious resident.
What we did. We agreed a gentle, room-by-room plan with the resident and her daughter, working over four days so nothing felt rushed. Pathways were cleared first for safety, keepsakes were sorted together, and each room was deep cleaned and sanitised.
The result. The home was fully usable again, the resident kept the items that mattered to her, and the family set up a simple weekly routine to keep things manageable.
A discreet deceased estate clearance in Wakefield
The challenge. An executor needed a hoarded property cleared for probate, with important documents somewhere inside.
What we did. We carried out a careful search-and-recover clearance, setting aside paperwork, photographs and valuables for the family, and liaised directly with their solicitor on timing.
The result. All key documents and several treasured mementoes were recovered and returned. The property was cleared, cleaned and ready for sale within a week.

The challenge. A severe, unsanitary property with pest issues that was unsafe to enter without protection.
