The price depends on the size of the property, how much needs removing, the level of cleaning required and access. We explain everything up front, with no hidden charges. As a rough guide, smaller single-room jobs cost less than full-property clearances, and we can often work to a budget.

Anything from a single day for one room to several days for a large or severe property. After we assess the job we will give you a realistic timescale, and for bigger clearances we can spread the work over several visits so it never feels overwhelming.

Completely. We can arrive in unmarked vehicles, we never discuss your situation with neighbours, and everyone on our team understands the importance of discretion. Your privacy is as important to us as the work itself.

No — many clients prefer to step away while we work, and that is absolutely fine. Others like to be involved in sorting keepsakes. We will do whatever feels most comfortable for you, and a family member or support worker is welcome to be there instead.

Never without asking. We sort carefully and set aside documents, photographs, jewellery and anything of sentimental or financial value so you can decide what to keep.

Yes. We handle extreme, Level 4 and Level 5 hoarding, including unsanitary and biohazard conditions, with the right equipment, training and protective gear.

Wherever possible, yes. Reusable furniture and goods are donated to charity and recyclable materials are separated out. We aim to keep as much as we can out of landfill.

Absolutely. We regularly work alongside social services, mental health teams, housing associations, landlords, solicitors and family members, and we are happy to coordinate the whole process.

Once cleared, we deep clean and sanitise so it is ready to live in, redecorate, hand back to a landlord or put up for sale. We can advise on next steps if you are preparing a property for sale or probate.
